The subtenant has 2 options:

2-Sublease of the entire space (1183.1 sq.ft.) at $2600/month, with the condition that the business be a grocery store or equivalent under the regulations.

-The base rent will be increased each year in line with the Consumer Price Index (CPI).

-Heating, electricity, improvements and maintenance at subtenant's expense.

-Any improvements must be approved by the tenant in writing.

-No smoking inside the property.

-Cannabis consumption is prohibited inside the premises and in common areas.

-Cannabis planting is prohibited.

-No pets allowed.

-No Airbnb.

-The sub-tenant will be required to provide the tenant with proof of insurance deemed satisfactory prior to occupancy.

-A security deposit is required upon signature of the lease.

-The security deposit will be returned to the sub-tenant at the end of the lease after inspection of the premises by the tenant and his real estate broker.

-The cost of repairs due to the fault of the sub-tenant shall be borne by the sub-tenant.

-Subletting is not permitted unless otherwise agreed by the tenant and the landlord.

-A credit check will be required for the subtenant.

-The commercial operation will have to comply with the grocery permit (C) and the uses authorized by the regulations in accordance with this type of permit.

-The duration of the sublease can be from 12 to 40 months (until the end of the current lease term on September 30, 2027)
